About the Foreclosure Registry

On December 7, 2011, the City of Las Vegas City Council passed the Vacant Foreclosed Property Ordinance (Ordinance No. 6169) requiring the registration of vacant foreclosed properties to protect residential and commercial areas from blight resulting from the foreclosure crisis and un-maintained properties. On June 21, 2017 the City of Las Vegas City Council approved expanded provisions of the Vacant Foreclosed Property Program with the passing of Ordinance 6586.

How do I register a property?

Properties can be registered through the RegisterProperties.com online registration process, and mailing-in the required registration fees. Payments can be made via Mail-a-Check, e-check, or credit card options. The registration requirements for the City of Las Vegas’ Vacant Foreclosed Property Ordinance (Ordinance No. 6586) may be satisfied by providing the City with contact information including street address and telephone number of the person(s) directly responsible for the property in foreclosure (mortgagee) and the property maintenance company contact information, including street address and phone number, for the staff of any property management or property preservation company responsible for the security, maintenance, and marking of the property.

What are the registration fees?

City of Las Vegas’ Vacant Foreclosed Property Ordinance (Ordinance No. 6586) requires a registration fee in the amount of $200.00 to be paid at the time of registration, and an annual renewal in the amount of $200.00 every year thereafter if a property still meets registration requirements. The initial fee and registration shall be valid for the time the property is in default, until the default is cured or the property is resold by the lender, or for one year, whichever occurs first. Changes to any of the contact, management or other required information require a $50.00 fee for update. Payments can be made via Mail-a-Check, e-check, or credit card options.

Does the ordinance apply to commercial as well as residential properties?

Yes, City of Las Vegas’ Vacant Foreclosed Property Ordinance (Ordinance No. 6586) applies to all types of property, including without limitation, single family and multifamily residential, commercial, industrial, entertainment and vacant properties.

Is my property affected by the ordinance?

If your property is in the City of Las Vegas, in default, abandoned or in danger of becoming abandoned, it is subject to the provisions of the City of Las Vegas Vacant Foreclosure Property Ordinance (Ordinance 6586). Any lender (or beneficiary or trustee who holds or has an interest in a deed of trust) on a property that is in default, located within the City of Las Vegas and abandoned or in danger of becoming abandoned must register that property.

What if my property or a foreclosure filing that I know occurred does not appear in the registry database?

The RegisterProperties.com foreclosed property database is based on foreclosure records obtained from the Clark County Recorder’s Office. There are a few reasons why your property or related foreclosure filing may not be shown.

1. Your property may not be physically located in the City of Las Vegas. Note that while many properties have a “Las Vegas” address they are actually located outside of the City. Check to make sure your property is actually within the City. A map of the City showing its boundaries is available at (http://major.lasvegasnevada.gov/website/clvcamps/viewer.htm).

2. Your filing may not have been updated in the in the Clark County Recorder’s database yet. There is a slight lag between when you file a foreclosure notice and when the County Recorder’s office actually makes that recordation public. You may still register your property, even if the recordation has not shown up on the registry.

How do I report a vacant property that is not being maintained in my neighborhood?

What are the penalties for failure to comply?

If City of Las Vegas Code Enforcement determines that a lender has failed to register the property, notification of the failure to comply will be sent to the lender or the lender’s filing agent. Civil penalties of up to $500 per day for residential properties and $750 per day for commercial properties and criminal misdemeanor citations may be issued for failure to comply with the ordinance.

What are the requirements for designated property/asset managers?

Identified property management or property preservation companies are responsible for the security, maintenance, and marking of the property. They must:

1. Be empowered to comply with code enforcement orders issued by the City;

2. Be empowered to conduct monthly inspections of the vacant foreclosed property until such time as the property is sold or lawfully reoccupied;

3. Meet the requirements of Senate Bill 314 passed during the 2011 Legislative Session of the Nevada State Legislature.

What do I do if I change property management companies?

In the event that you change property management companies, the City of Las Vegas Vacant Foreclosed Property Ordinance requires that you update the information for the property in question. This can be done easily on line by logging in and then selecting the “Update Properties” tab. Please note that there is $50 fee for all property updates.

What do I do if a property has been improperly registered (“Return Policy”)?

If it is determined that a property has been improperly registered, the registration fee will be refunded or the payment will be applied to an outstanding, unpaid registration if one exists for your company. Please send the details for the property (including the parcel number, address and date of registration), your name and contact information (including telephone number), and a detailed explanation as to why the property was improperly registered to info@registerproperties.com. Please note that vacant properties that have become occupied are not eligible for a refund but will be deregistered from the system.
