Abandoned Property Registry

On May 22nd, 2021 hosting of the Abandoned Property Registry, formerly known as the Las Vegas Foreclosure Registry, moved from Applied Analysis to the City of Las Vegas. Properties previously registered on the Applied Analysis hosted site have been migrated to the City of Las Vegas site.

Information for Properties previously registered with Applied Analysis

All of the property and registration information submitted for properties previously registered on the Applied Analysis hosted site has been migrated to the City of Las Vegas and associated to the same email address used to log-in to the Applied Analysis hosted site. Please use that same email address to create your new user account on the City of Las Vegas Citizen Portal.

Once you complete the new user account set-up, your account will load a dashboard with a complete list of the migrated properties associated to your email address. From the dashboard, you may request to deregister a property, pay fees and update contact information for the owner and/or property manager.

What is the Abandoned Property Registry?

On December 7, 2011, the City of Las Vegas City Council passed the Vacant Foreclosed Property Ordinance (Ordinance No. 6169) requiring the registration of vacant foreclosed properties to protect residential and commercial areas from blight resulting from the foreclosure crisis and un-maintained properties. On June 21, 2017 the City of Las Vegas City Council approved expanded provisions of the Vacant Foreclosed Property Program with the passing of Ordinance 6586.

The City of Las Vegas’ Vacant Foreclosed Property Ordinance (Ordinance No. 6586) applies to all types of property, including without limitation, single family and multifamily residential, commercial, industrial, entertainment and vacant properties.

If your property is in the City of Las Vegas, in default, abandoned or in danger of becoming abandoned, it is subject to the provisions of the City of Las Vegas Vacant Foreclosure Property Ordinance (Ordinance 6586). Any lender (or beneficiary or trustee who holds or has an interest in a deed of trust) on a property that is in default, located within the City of Las Vegas and abandoned or in danger of becoming abandoned must register that property.

Non-Compliance

If City of Las Vegas Code Enforcement determines that a lender has failed to register the property, notification of the failure to comply will be sent to the lender or the lender’s filing agent. Civil penalties of up to $500 per day for residential properties and $750 per day for commercial properties and criminal misdemeanor citations may be issued for failure to comply with the ordinance.

Registering a New Property

If you have received a notification requesting that you register your property, please visit the Citizen Portal at https://www.lasvegasnevada.gov/dashboard and create or log-in to your user account to get started.

Once logged in to the Citizen Portal, from the left side of the page, click on Register For > Foreclosure Registry > Register. If your email address is associated to more than one contact record in our database, you will be prompted to choose the appropriate contact record before proceeding to the next step.

***If the property meets registration requirements because it is vacant/abandoned or in danger of, please email us with your request at propertyregistry@LasVegasNevada.gov. Please include the parcel/address of the property or properties you need registered and we will guide you to the next step.***

Step 1 – Select Properties

Please enter the assessor parcel number (APN) or address of the property and click the search button to locate the address/APN in our database. The Abandoned Property Registry database is based on foreclosure records obtained from the Clark County Recorder’s Office. The property search will only return assessor parcel numbers and addresses located within the jurisdiction of the City of Las Vegas and with an active foreclosure filing.

You may check the primary jurisdiction of your property using the form below.

Please also note that your filing may not have been updated in the in the Clark County Recorder’s database yet and therefore is not available in the Abandoned Property Registry database. Our database is updated regularly so please check back or contact us directly at 702-229-6615 for further assistance.

Step 2 and 3 – Mortgagee and Property Manager Information

The registration requirements for the City of Las Vegas’ Vacant Foreclosed Property Ordinance (Ordinance No. 6586) may be satisfied by providing the City with contact information including street address and telephone number of the person(s) directly responsible for the property in foreclosure (mortgagee) and the property maintenance company contact information, including street address and phone number, for the staff of any property management or property preservation company responsible for the security, maintenance, and marking of the property.

Step 4 – Confirmation

Review all entered information for the Mortgageand Property Manager. Click the Edit buttons to make any changes before submitting your registration.

Step 5 – Pay Registration Fees

Payment for the property registration may be mailed to the City of Las Vegas or submitted online using a credit card or check.

City of Las Vegas’ Vacant Foreclosed Property Ordinance (Ordinance No. 6586) requires a registration fee in the amount of $200.00 to be paid at the time of registration, and an annual renewal in the amount of $200.00 every year thereafter if a property still meets registration requirements. The initial fee and registration shall be valid for the time the property is in default, until the default is cured or the property is resold by the lender, or for one year, whichever occurs first. Changes to any of the contact, management or other required information require a $50.00 fee for update.

Refunds

If it is determined that a property has been improperly registered, the registration fee will be refunded or the payment will be applied to an outstanding, unpaid registration if one exists for your company. Please send the details for the improperly registered property (including the parcel number, address and date of registration), your name and contact information (including telephone number and mailing address for which to send the refund) and a detailed explanation as to why the property was improperly registered to propertyregistry@lasvegasnevada.gov. Please note that registered properties that no longer meet the requirements for registration are not eligible for a refund but will be deregistered from the system.

Responsibilities

To maintain compliance with Ordinance 6169 and 6586, the person(s) directly responsible for the property in foreclosure (mortgagee) and property Maintenance Company must adhere to the following:

  • Property inspection within 15 calendar days of filing a notice of default and election to sell.
  • Property registration and designation of a property manager within 10 days of inspection.
  • Posting of contact information for mortgagee and property manager of property.
  • Properties must be kept free of nuisances of refuse, waste, and storage, and open structures must be secured.
  • Maintain landscaping by watering, irrigation, cutting, pruning and mowing.
  • Maintain pools and spas in working order, free of pollutants and debris or drained and kept dry.
  • Pools and spas must comply with the minimum security requirements applicable to pools and spas within the City.
  • Annual renewal, if applicable, is required.

Property Maintenance Companies

Identified property management or property preservation companies are responsible for the security, maintenance, and marking of the property. They must:

  1. Be empowered to comply with code enforcement orders issued by the City;
  2. Be empowered to conduct monthly inspections of the vacant foreclosed property until such time as the property is sold or lawfully reoccupied;
  3. Meet the requirements of Senate Bill 314 passed during the 2011 Legislative Session of the Nevada State Legislature.

In the event that you change property management companies, the City of Las Vegas Vacant Foreclosed Property Ordinance requires that you update the information for the property in question. This can be done easily on line by logging in to the Citizen Portal, selecting the property/properties and then clicking on “Update Contact Information” Information”. Please note that there is $50 administrative fee per property.
